How long does a roof last in Cleveland?

An asphalt shingle roof usually lasts 20 to 30 years here. Metal lasts 40 to 70, and slate can pass a hundred. Cleveland's freeze-thaw winters and ice dams push most roofs toward the shorter end unless the attic is ventilated well.

Roof lifespan by material

Typical ranges for a roof that was installed properly and looked after.

RoofTypical lifeWhat to know
Asphalt shingle (architectural)20 to 30 yearsThe most common roof on Cleveland houses. Ventilation and ice dams decide where in the range it lands.
Asphalt shingle (3-tab)15 to 20 yearsThinner and lighter than architectural shingles, and more prone to wind damage.
Metal (standing seam)40 to 70 yearsSheds snow well. Fasteners and sealants need checking over its life.
Slate75 to 150 yearsThe stone usually outlasts the nails and flashing, so repairs keep it going.
Clay or concrete tile50 to 100 yearsTiles last; the underlayment beneath them usually needs replacing first.
Cedar shake20 to 30 yearsNeeds airflow and upkeep. Shaded roofs under trees wear faster.
EPDM rubber (flat roof)20 to 30 yearsSeams and flashing are the weak points, not the membrane itself.
TPO (flat roof)20 to 30 yearsHeat-welded seams. Ponding water shortens its life.
Modified bitumen (flat roof)15 to 25 yearsTough against foot traffic. A coating can extend it.

What decides how long yours lasts

The material sets the range. The house and the installation decide where in it the roof ends up.

Attic ventilation and insulation. A warm attic bakes shingles from below in summer and melts snow in winter, which refreezes at the eaves as ice dams.

Installation. New flashing, ice and water shield along the eaves and valleys, and correct nailing matter more than the shingle brand.

Drainage. Clogged gutters on a sloped roof, and ponding water on a flat one, wear a roof out early.

Storms and trees. Hail, wind and branches shorten any roof. After a big storm, an inspection catches damage you can't see from the ground.

Upkeep. Small fixes to flashing and sealants, done early, keep leaks from rotting the deck. See roof maintenance.

Questions about roof life

How long does a roof last in Cleveland, Ohio?
An asphalt shingle roof, the most common kind here, usually lasts 20 to 30 years. Metal lasts 40 to 70 years and slate can last over a century. Cleveland winters, with ice dams and repeated freezing and thawing, tend to put a roof toward the shorter end of its range unless the attic is well ventilated.
How do I know if my roof needs replacing?
Curling, cracked or missing shingles, lots of granules in the gutters, leaks that keep coming back, soft spots, and daylight in the attic are the usual signs. An asphalt roof past 20 years is worth inspecting even without a leak. See roof replacement.
Can a roof be repaired instead of replaced?
Often, yes. If the damage is limited to flashing, a few shingles or one area, a repair can buy years. If the roof is near the end of its life everywhere, repairs stop holding. The inspection tells you which, in writing. See roof repair.
What shortens a roof's life?
Poor attic ventilation, ice dams, clogged gutters, overhanging trees, storm and hail damage, and installation shortcuts like reused flashing. Most of these are fixable.
How long does a flat roof last?
TPO and EPDM membranes usually last 20 to 30 years and modified bitumen 15 to 25, if water drains off them. Ponding water, open seams and failed flashing are what end them early. See flat roofing.
