How the job goes

Inspection

Laps, blisters, flashing and drains are checked, and wet areas found.

Written scope

You get a written scope with photos: repair, coat or replace, and why.

Work

The crew repairs or installs the roof, flashes the details, and checks drainage before leaving.

What affects the price

We don't publish prices because no two roofs are the same. These are what move the number on your written estimate.

Number of layers
Two-ply systems take more material and labor than one.
Tear-off
How many old roofs are on the building and what has to come off.
What is underneath
Wet insulation or damaged decking has to be replaced, not covered.
Details
Walls, curbs, drains and rooftop equipment each need flashing.
Access
Height, landscaping, tight driveways and neighboring buildings change how the crew and materials get up and down.

The only way to a real number is to see the roof.

How it goes on

Torch-applied

Sheets are heated with a torch to bond them.

Self-adhered

Peel-and-stick sheets, used where open flame isn't a good idea.

Cold-applied

Sheets set in adhesive.

Cap sheet

The top layer, often with granules or a reflective surface.

Questions about modified bitumen

Is modified bitumen the same as tar and gravel?
No, but they are related. Tar and gravel is a built-up roof made of many layers on site. Modified bitumen comes in factory-made rolls, so it goes on with fewer layers.
Can a blistered roof be repaired?
Small blisters can be cut out and patched. Many blisters across the roof usually mean moisture underneath, which the inspection checks for.
Is it a good choice for a flat roof on a house?
It can be. It is tough and handles foot traffic, which helps on a deck or porch roof. The inspector will compare it with TPO and EPDM for your roof.
