EPDM rubber roofing in Cleveland.

EPDM is the black rubber membrane on many Cleveland flat roofs, from warehouses and churches to porches and garages. Much of our EPDM work is keeping older rubber roofs going.

How the job goes

Inspection

Seams, edges, flashing and drains are checked, and soft or wet areas found.

Written scope

You get a written scope with photos: repair, coat or replace, and why.

Work

Seams are cleaned and re-sealed or the roof is replaced, and drainage is checked before the crew leaves.

What affects the price

We don't publish prices because no two roofs are the same. These are what move the number on your written estimate.

Repair or replace
Re-seaming and patching is a different job from a new roof.
What is underneath
Wet insulation or damaged decking has to be replaced, not covered.
Details
Walls, curbs, skylights and drains each need flashing.
Roof area
Small porch and garage roofs and large building roofs are set up differently.
Access
Height, landscaping, tight driveways and neighboring buildings change how the crew and materials get up and down.

The only way to a real number is to see the roof.

Questions about epdm roofing

Can an old rubber roof be repaired?
Often, yes. Peeling seams and small holes are common, and can be cleaned and re-sealed. If the rubber is brittle all over, replacement is usually better value.
Should I switch from EPDM to TPO?
Sometimes. TPO reflects heat and has welded seams, while EPDM is simple to repair. The inspector will tell you what suits the building.
Do you do rubber roofs on houses?
Yes. Porches, garages and rear additions are common EPDM roofs on Cleveland homes.
