How the job goes

Inspection

The inspector checks seams, flashing, drains and rooftop equipment, and probes for wet insulation.

Written scope

You get a written scope with photos, and whether the roof needs repair or replacement.

Work

Seams are hot-air welded, details are flashed, and drainage is checked before the crew leaves.

What affects the price

We don't publish prices because no two roofs are the same. These are what move the number on your written estimate.

Roof area
Large, open roofs go faster per square foot than small, cut-up ones.
Tear-off or recover
Whether the old roof comes off, or a new membrane can go over it.
Insulation and drainage
Wet insulation has to be replaced, and tapered insulation adds to the job.
Rooftop equipment
HVAC units, curbs and penetrations each need flashing work.
Access
Height, landscaping, tight driveways and neighboring buildings change how the crew and materials get up and down.

The only way to a real number is to see the roof.

What a TPO roof includes

Membrane

A white or light-colored sheet that reflects sunlight.

Insulation

Board insulation under the membrane, tapered where water needs to move to drains.

Welded seams

Sheets are joined with hot air into one continuous surface.

Flashing and edges

Curbs, walls, drains and roof edges are flashed with matching material.

Questions about tpo roofing

Can TPO go over my existing roof?
Sometimes. If there is only one roof on the building and the insulation underneath is dry, a recover can be an option. Local code and the inspection decide it.
How long does a TPO roof last?
Commonly 20 to 30 years with maintenance, depending on how it was installed and how much traffic the roof gets.
Can you repair TPO instead of replacing it?
Yes. Open seams, punctures and loose flashing can usually be welded or patched. Replacement makes sense when much of the insulation is wet or the membrane is worn out.
